Energy Performance Certificates - Scotland
What are EPCs?
EPCs show the potential energy performance of a building and have been introduced as a response to the EU Energy Performance of Buildings Directive (EPBD). They are intended to help improve the energy efficiency of buildings.
An EPC shows the predicted carbon dioxide (CO2) emissions from a building as a result of its fabric, services and operating hours. The predicted energy performance is rated in bands from A to G, with A being the least polluting. As part of an EPC assessment, cost-effective improvements are recommended. A public building’s EPC document must be displayed within the building and will be valid for up to ten years.
When do you need to act?
To obtain an EPC in time to comply with the legislation, you will need to start the energy performance certification process before 4 January 2009.
Background:
The EPBD came into force across all EU Member States in January 2006. Amongst its various articles, Article 7 requires all buildings that are newly constructed, being sold or leased to have a valid Energy Performance Certificate. In addition, all public buildings over 1,000m2 must display a valid certificate at all times.
Who is responsible?
It is the responsibility of the building owner to arrange provision of the necessary EPCs.
